When the loss is covered, your insurer pays for the emergency work, the drying, and the reconstruction — and what you actually pay is your policy deductible. That is the number worth focusing on, not a scary “total project” figure that the insurance company is going to cover anyway.

What actually drives the price

Every loss is different, but the cost of restoration comes down to a few real things:

  • How far the damage spread. Water and smoke travel. A leak caught in an hour is a fraction of one that sat overnight into the drywall, subfloor, and framing.
  • The category of water or damage. Clean water from a supply line is handled differently from storm water or a sewage backup, which carry contamination and require containment.
  • What has to be dried versus removed. We dry and save what we safely can; we only remove what genuinely has to go.
  • The reconstruction. Putting the home back — drywall, flooring, paint, cabinetry — is usually the largest part, and it is where being a licensed general contractor keeps everything under one roof and one estimate.

Where your insurance fits

For a covered loss, the insurer is paying the contractor for the scope of work — not you. The two of us (us and your adjuster) agree on that scope using the same industry pricing tools adjusters use, so the estimate is one both sides recognize. You are not in the middle negotiating line items; that is our job. We document the damage thoroughly the first day precisely so the claim reflects the full, real scope and nothing legitimate gets left off.
